DSCR stands for Debt Service Coverage Ratio — the ratio of the property’s rent to the loan payment. If rent is $2,000/mo and the payment is $1,500/mo, your DSCR is 1.33. We use this to evaluate the loan, not your personal income.
We typically look for 1.0 or better, though some programs allow below 1.0 in strong markets. The sweet spot is 1.20+ — that unlocks the best rates and terms. We’ll walk you through the numbers on your first call.
